Legal status of activity

MIMI-TOSCANA provides consulting, analytical and project services in the field of real estate and investment projects in Tuscany. Activity is carried out from Ukraine and is intended for clients in any country.

The company is not a real estate agency (Agente Immobiliare) and does not act as an intermediary in purchase and sale transactions within the meaning of the legislation of Italy, the EU, the United Kingdom or the USA.

Real estate transactions

All real estate purchase and sale transactions:

• are carried out exclusively through licensed real estate agents
• are formalised by notaries
• are accompanied by lawyers and accountants authorised to carry out such activities in the relevant jurisdiction

MIMI-TOSCANA does not receive a commission for the mere fact of a purchase and sale transaction and does not participate in the legal conclusion of transactions.

Nature of services provided

MIMI-TOSCANA:

• helps formulate the request and purchase strategy
• carries out analytical property selection
• assesses potential and risks
• supports the project after purchase
• coordinates the work of licensed professionals

The company does not provide legal, notarial or financial services but works with the relevant professionals.

Liability of the parties

The client independently makes decisions on purchase and investment on the basis of information provided by:

• licensed agents
• notaries
• lawyers
• official bodies in Italy, the EU, the United Kingdom and the USA

MIMI-TOSCANA is liable only within the scope of the consulting and project services provided from Ukraine.

Transparency and compliance

All activities are carried out in accordance with the legislation of Italy, the EU, the United Kingdom and the USA, respecting the principles of:

• transparency
• legality
• protection of the client's interests
• advisory nature of the activity, excluding intermediation in transactions
